Zoning Board of Adjustment Minutes

November 5, 2008 Public Hearing/Meeting

Roll call:  Chairman Richard Parker, Vice Chair Joan Skewes, Eric Peterson and John Andreasse

 

Meeting was called to order at 7:30 pm. 

 

Application of Lewis and Stacey Eaton, 204 South Road, Kensington, NH, Map 2, Lot 16-7 for a Special Exception for Home Occupation for operation of a small winery in accordance with Ch. II, Article 8.4.C of the Zoning Ordinance and Land Use Regulations.

The applicants explained they would be operating a small winery from their basement.  They plan to do about 200 cases a year which they will take to the stores thus there will be no change or increase in traffic.  Chairman Parker read through all of Article 8.4c and the application met all requirements.  The applicants stated they will not be having a sign and agreed to reapply to the Board if they change their mind. 

 

Abutters Rick Carter and Steve and Andrea of Soaring Hawk Farm spoke in favor of the application and said they had no problems with it.  No opposing abutters were present.

 

The work sheet was reviewed with all seven items in compliance.  John Andreasse moved to approve the application as requested subject to the following as agreed upon with the applicants:  1) applicants agree to no use of sign with granting of this Special Exception.  If sign is desired in the future, applicants will reapply; 2) restricting hour of operation – customer sales to maximum 15 hours per week; and 3) site plan review by Planning Board within 30 days, seconded by Eric Peterson with all in favor.

 

Approval of September 4, 2007 minutes - John Andreasse moved to accept the minutes of September 4, 2007 as written, seconded by Eric Peterson with all in favor.

 

Any other Board business – John Andreasse introduced Elliot Fixler who would like to join the Board as an alternate.  Following discussion, John Andreasse moved to nominate Elliot Fixler to the Kensington Zoning Board of Adjustment as an alternate, seconded by Eric Peterson with all in favor.

 

Adjournment – John Andreasse moved to adjourn at 8:15 pm, seconded by Eric Peterson with all in favor.
