Zoning Board of Adjustment Minutes

March 6, 2007 Public Hearing/Meeting

Approved June 5, 2007

Roll call:  Chairman Richard Parker, Dan Chaisson, John Andreasse, and Michael Schwotzer, alternate. Vice Chair Joan Skewes arrived at 7:38 pm.

Meeting was called to order at 7:30 pm.

Application of Janet St. Lawrence, 1 Cottage Road, Kensington, NH, for an Area Variance to Ch. 2, Article 8.3 C1 to build an addition 10 feet from abutting property.  Janet St. Lawrence and Randy Bonnevie met with the Board.  Mr. Bonnevie explained that the addition is designed to square the building and add a second floor.  Janet added that there is currently a loft, but it isn’t useable.  No bedrooms will be added and this is a minimal expansion of a non-conforming setback.  The criteria were reviewed in detail.  John Andreasse moved to grant the variance based on meeting the five criteria, subject to obtaining a building permit and a certificate of occupancy, seconded by M. Schwotzer with all in favor.

Approval of October 3, 2006 and February 6, 2007 minutes - John Andreasse moved to accept the October 3, 2006 and February 6, 2007 minutes, seconded by M. Schwotzer with all in favor.

The Spring Conference Agenda for Planning and Zoning Board Members to be held April 28, 2007 by the New Hampshire Office of Energy and Planning was reviewed.

Adjournment – John Andreasse moved to adjourn at 8:02 pm, seconded by M. Schwotzer with all in favor.
