Roll call: Chairman
Richard Parker, John Andreasse and alternate, Michael Schwotzer. Joan Skewes arrived at 8:00 pm.
Meeting was called to order
at 7:30 pm.
Continued - Charles Fanaras, 89 Amesbury Road, Map 11, Lot
11A. The applicant is requesting an Area
Variance to Chapter II, Article 8.3, C.1 to build a garage less than the
required 25’ from abutting property.
Mr. Fanaras and Sean Nadeau, an abutter at
2 Hoosac Road,
met with the Board. Mr. Fanaras said
that the Building Inspector, Bill Grant, had visited the property. Chairman Parker explained that Mr. Fanaras was
to have investigated an alternate placement and provided a plan with detailed
measurements. Mr. Fanaras said he had
tried to reach Surveyor, Paul Nichols, but he was in Maine and unavailable. The Board reiterated that a detailed plan or
survey showing the lot lines was necessary.
Mr. Parker said that he had stopped by the
property and observed the front corner pin.
Based on what he was visually able to observe from the road, he
questioned if the current garage might not be on Mr. Fanaras’ property. He also questioned the possibility of
wetlands. A plan prepared Nov. 1999 by
Millette, Sprague & Colwell for the Lambert Subdivision indicated Mr.
Fanaras’ lot lines with most of the garage shown on abutting property. Mr. Parker suggested having a survey done as
the Board can’t grant a variance for a building on another lot. M. Schwotzer moved that the application for
variance by Charles Fanaras be held in abeyance to the next meeting of November 1, 2005 until a
survey shows his side lot line in relation to the building, seconded by John
Andreasse. M. Schwotzer amended his
motion to include notation of wetlands, seconded by John Andreasse. All members voted in favor.
New Business:
Consultation – Ron
Ouellet – needs to replace existing mobile home with a larger mobile home for
his 210 North Haverhill Road
property, at the junction of Rts. 150 & 108. Mr. Ouellet explained that he can no longer
obtain insurance due to the age of the mobile home and the original size, 10’ x
46’, is no longer manufactured. The
smallest size he can get is 14’ x 52’, which is 720 sq. ft. and compliant with
the town’s regulations. The smallest
modular he could erect would be 24’ x 34’ at 816 sq. ft. He said there will be no increase in the
number of bedrooms as it would remain at 2.
He will submit an application for an area variance to increase the
current size and bring both plans for the Board’s consideration.
