Zoning Board of Adjustment Minutes

September 8, 2002 Site Walk

Approved November 5, 2002

Members Present:  Dan Chaisson, Joan Skewes, Paul Kimball, and John Ronan

Site walk conducted at 9:30 am at the properties of Rosencrantz, South Road, Kensington, NH.

Members walked the site.  There were questions regarding the building of the berm.  Applicants indicated the Selectmen had walked the site and asked to have equipment removed from lot and to construct the berm.  The berm was constructed approximately two months ago; it is approximately 18 feet high and heavily vegetated.

Applicants also indicated the trailers have been on the site since the 1970's.  The proposed building construction will be similar to what is already on site except larger.  Lights have been used on the existing buildings due to problems with theft.  They have recently changed over to mercury lights.  Applicants indicated all the existing equipment on site would be placed in the building except for equipment trailers, landscape trailers, hay wagons and hay mowers.  An abutter, Mr. Chetsas, expressed the following: he has lived on the property for seven years; trailers were not on the site when he first moved to Kensington; he never had an issue with the Rosencrantz until one year ago; he has heard machinery, trucks, and equipment backing up and beeping; and he has contacted the police when he heard equipment late at night.  Mr. Chetsas brought up the issue of the property not having the frontage, noise was an issue, and the lot is non-conforming.  Kevin Rosencrantz indicated they were not going to purchase the property if they are unable to obtain the zoning change for the Wesley Rosencrantz property.  Dan Chaisson motioned to continue the meeting until the next regularly scheduled meeting in October, the first Tuesday in October.  Paul Kimball seconded, motion carried.

Respectfully submitted,
