In Attendance: Chair Joan Whitney, Vice-chair Mike Schwotzer, Steve Wilson, Bob Solomon, Jill Robinson, Rockingham Planning Commission Circuit Rider, and Richard Powers, Selectmens representative. Meeting called to order at 7:37 pm. Theresa Wojcukiewicz arrived at 7:42 pm.
NEW BUSINESS:
Lot Line Merger Map 17, Lots 19 & 31, Amesbury Road Joan Whitney recused and M. Schwotzer chaired this matter. Attorney Bronstein provided a history of the variance granted September 4, 2007 and explained that this merger was a condition of approval. Steve Wilson moved to approve the voluntary lot merger for lots 19 and 31 of Map 17, seconded by Bob Solomon with all in favor.
PUBLIC HEARING
Continued - Davlynn Development, LLC Revision - (Hudson Heights Subdivision) Proposing a revised road entrance profile by adding a ditch line for drainage and removing the curbing (curbing approved Aug. 21, 2007). A report has not been received from Christian Smith and no one representing Davlynn was in attendance. M. Schwotzer moved to continue the hearing for Davlynn Development, LLC specifically so the Board can get the requested information from Christian Smith, seconded by Bob Solomon with all in favor. Joan Whitney returned to chair the hearing.
Senior Housing Ordinance Jill Robinson highlighted that the main purpose of this ordinance is to encourage housing for Kensington residents so that they can remain in the community, which creates numerous challenges including where it would go, how best to define it, and retaining affordability. Resident Donna Carter joined in the discussion. Steve Wilson addressed frontage asking if the ordinance should define a frontage requirement for each building and suggested a minimum of a 100 buffer from the town road intersection to the dwelling as well as 100 on the internal road for each building. Suggestions included no structures within 100 of the property lines and that no two senior housing developments can be contiguous. Jill Robinson will update the changes, add living space definitions and clarify that no more than 10 units can be in any single development before the bonus. The board members agreed that since this is a subdivision it will be governed by existing regulations unless preempted by this proposed ordinance. M. Schwotzer moved to reconvene this public hearing at the next scheduled Planning Board meeting to be held October 16, 2007, seconded by Bob Solomon with all in favor.

Joan Whitney said she will not be able to attend October 16th and M. Schwotzer relayed that he would not be able to attend November 20th. M. Schwotzer moved to adjourn the meeting at 9:07 pm, seconded by Richard Powers with all in favor.
